CoBroker Terms of Use

What CoBroker is

CoBroker is a Messenger-based listing intake tool run by and for the STAREB broker chapter. Member brokers submit and organize property listings by messaging CoBroker on Facebook Messenger, and consenting listings are shared on the chapter's own board. CoBroker is an internal tool for the broker association — it is not a public consumer real estate portal; listings are shared on the chapter's board and on each broker's own listings page, both reachable by link rather than advertised to the general public.

By using CoBroker, you agree to these Terms of Use. If you do not agree, please do not use the service.

Who may use CoBroker

CoBroker is intended for licensed member brokers of the STAREB chapter. You may use it only if you are such a member (or someone the chapter has authorized to act on a member's behalf). It is not open to the general public, and it is not a platform for consumers to search for or buy property.

Acceptable use

When you use CoBroker, you agree to:

• Submit listing information that is accurate and that you are authorized to share.
• Not submit fraudulent, misleading, or fake listings, and not impersonate another broker or property owner.
• Not submit content you do not have the rights to, or that is unlawful.
• Not attempt to disrupt, overload, reverse-engineer, or gain unauthorized access to the service or its underlying systems.

PRC license numbers are not verified

During onboarding, CoBroker asks you to type your display name and PRC license number. These are stored exactly as you type them. CoBroker does not verify PRC license numbers against the Professional Regulation Commission or any other registry, and does not ask for or process a photo or scan of your PRC ID. A PRC number appearing in CoBroker is not confirmation that any person is a licensed broker.

Your content and how CoBroker uses it

You keep all rights you already have in the listing content you submit — your descriptions, details, and photos remain yours. By submitting a listing and consenting to board publication, you grant CoBroker and the STAREB chapter permission to store that content and to display it on the STAREB board so other members can see it, for as long as your listing is active. You can ask us to take content down or delete it; see the Data Deletion Instructions.

CoBroker uses OpenAI as a processor to extract structured details from your messages and to help answer board searches, as described in our Privacy Policy.

Service provided "as is"

CoBroker is a tool provided to help member brokers organize and share listings. It is provided on an "as is" and "as available" basis, without warranties of any kind. We do not guarantee that the service will always be available, error-free, or that automated extraction of listing details will always be accurate — you are responsible for reviewing your listing before it is published. CoBroker does not verify the accuracy of listings or the credentials of the brokers who submit them.

Limitation of liability

To the extent permitted by law, CoBroker and the STAREB chapter are not liable for any indirect, incidental, or consequential damages arising out of your use of the service, or for any loss arising from reliance on listing information submitted by brokers through the tool. CoBroker is a facilitation tool; any transaction, negotiation, or agreement between brokers or their clients is solely between those parties.

Suspension or removal of access

CoBroker and the STAREB chapter may suspend or revoke a broker's access to the service, and may remove a broker's listings from the board, at their discretion — for example if these terms are breached, if a broker is no longer a member of the chapter, or if a listing appears fraudulent. Because access is administered by the chapter rather than through individual broker logins, revoking access means we stop processing that broker's submissions and take their listings down. You may also stop using CoBroker at any time and request deletion of your information.

Changes to these terms

We may update these Terms of Use from time to time. When we do, we will update the "Last updated" date above. Continuing to use CoBroker after a change means you accept the updated terms.

Governing law

These Terms of Use are governed by the laws of the Republic of the Philippines. CoBroker handles personal information in accordance with the Philippine Data Privacy Act of 2012 (RA 10173), as described in our Privacy Policy.
